At a small ceremony on April 19th, the Beard Group officially broke ground on the highly-anticipated, luxury multi-family apartment project "The Yards". The Yards will be located at the corner of Concord Exchange and Grand Avenue, and will provide the city with much-needed rental housing. The average vacancy rate for rental apartments in South St. Paul is under 1%. A normal healthy market should have a vacancy rate of around 5%.
The first phase of the Yards will create 154 market-rate units. A second phase is anticipated to create another 109 units. The apartment complex will offer amenities such as underground parking, an outdoor dog run, lounge and game rooms, and an outdoor party deck with a pool. The first phase of construction is anticipated to be complete in the Fall of 2022.
